Investment Strategy
and Fund Overview
The Fund is a medium term
and medium risk investment offering exposure to a diverse range
of property developments throughout Europe. It aims to invest in
a portfolio of investments ranging from development projects to
constructed investment properties held for their yield. Its property
investments can be in all sectors and currently it holds both residential
and light industrial properties.
Property funds have historically
provided relatively secure, medium-risk performance over the medium
term.
The Fund is an open-ended
investment company (OEIC). An OEIC works in a similar way to a unit
trust, except that an OEIC is a company and issues shares rather
than units. An OEIC is open-ended, which means that the fund can
get larger or smaller, depending on the number of investors who
wish to buy or sell shares.
One advantage of Arc’s OEIC is that it has a single price,
directly linked to the value of the Fund's underlying investments.
All shares in the Fund are bought and sold at this single price.
This contrasts with unit trusts, which normally have different buying
and selling prices.
Investors' money is pooled
with a view to investing in a diversified portfolio of properties
and spreading the investment risk.
Arc invests in a variety
of European real estate assets and property development opportunities.
This is combined with more liquid investments, such as money market
instruments, deposits, government and public securities. The latter
is to ensure that the Fund maintains a minimum level of liquidity
as required by the FSA.
The OEIC’s target rate of return is 8% per annum.
The range of investments
includes: buying land and developing it for sale; acquiring new
property for sale; and buying commercial and residential property.
Profits realised on sales will be reinvested.

into the OEIC in a tax efficient way

income to investors as a dividend half-yearly
